Job Description:
• Management of property portfolio in compliance with governance and assurance.
• Proactive management of Critical Dates to maximize value and minimize business risks and ensures Landlords/ Vendors are paid on time and Tenants pay Shell on time based on contractual obligation.
• Ensures Financial Assurance through accurate budget forecasting and correct financial entries and ensures Data in our systems is accurate, consistent and complete to provide analytical support to proactively track, forecast and align portfolio with market strategies.
Accountabilities
• Partners with internal/external departments to analyze and formulate plans that supports performance and delivers impactful business outcomes.
• Follow up the approvals of investment proposals process and ensures that tririga descriptions and other payment request and schedule entries comply with IP and Contract.
• Use digitalization effectively, create & monitor connected and transparent plans and trackers that enables nw & sales functions and strategic partners to deliver.
• Prepare and share the reports for Volume Commitment, Late Opening, Title Deed and nw security tracking, site opening announcements.
• Build and maintain relationship with internal stakeholders for understanding the business needs and work in collaboration with related functions to build business cases accordingly for delivering company ambitions.
• Feeds management team with various reports as such volume commitment, network master and site data.
• Control, monitor and track network related revex budget, rebate, rent, margin calculations and payment process compliance.
• Create Cashout reports and dashboard.
• Maximizes the performance of the leased and freehold portfolio through proactive identification of value, cost, control and risk.
• Effectively works with internal and, where available, external partners in ensuring real estate governance and processes are fit for purpose, simplified with clear accountability and risk controls embedded to effectively support delivery of business objectives.
• Provides assurance that Real Estate contract requirements including actions from liaison with landlords are dealt in a timely and efficient manner.
• In the same manner, ensures that Network Imperatives are being implemented and maintained, leveraging existing assurance systems and Continuous Improvement (CI) methodology to sustainably support the identification of operational risks and drive proactive mitigation.
• Ensures timely delivery according to standard processes while leveraging best in class capabilities in the market.
• Seeks to simplify and streamline standard transaction processes. Monitors activity and critical dates in a proactive way limiting risk and financial loss to the business.
