As Shell Turkey, we have an ambition to deliver strong growth in our non-fuel business with golden circle vision which mainly consist of Shell Select Markets and Lubricants. Currently we have more than 800 Select Shops in our Shell sites where we are offering our private label deli2go sandwiches, coffee, hot sandwiches, bakery products and more than 1200 SKUs.
Co-Locator / Alliances Manager is a strategic role to attract customers to stations and enrich the customer experience by brand partnerships and additional services. Also, this role will be responsible of not only the company owned leasable areas, but also the dealer owned leasable areas to create a dealer value proposition and dealer stickiness. On a brand partnership perspective this role should have a commercial mindset and should evaluate the best fit alternative brands with an awareness of cannibalization risks. This role will also be responsible and contract holder of all leasable area contracts.
Responsibilities:
-Lead & implement Alliances strategies on CO & DO platforms
-Manage all rental areas
-Manage third party gas station services (ATMs, lockers, mobile boutiques etc.)
-Deliver rental income on a proper reporting line
-Manages the building permits and local regulations
-Serve the best customer experience with the help of third party alliances
-Manage all the co-locator lease contract within a pipeline of site lease contract
-Participate global alliance meetings to develop new strategies by the help of global best practices.
-Create and manage rental store ads.
-Connect with all possible tenants.
-Attract brands to the potential leasable sites
-Manages all invoicing process for the lease portfolio
-Manages the electricity and water supplies for tenants
-Market, negotiate, and deal close for potential leasable sites.
-Proactively consult to constructions for new to industry stations
-Create and manage an alliance catalogue for potential areas
-Address the potential leasable areas and creates the inventory
Requirements:
• Minimum 5 years proven experience focusing on corporate property management and leasing and/or retail store expansion.
• Understanding the Real Estate terminology, regulations, permits and laws
• Analytical and structured thinking, strong diagnostic and problem-solving skills, pro-active personality
• Hands-on problem solver mindset
• Ability to estimate the financials of the tenant in order to create long-term sustainable relations
• Solution creator for systemic and structural problems.
